Onni Group Launches Office Leasing at Landmark Three-Tower Development in Bellevue, WA
November 2, 2026 - by Kidder Mathews and Onni Group

Bellevue, Wash. (November 2, 2026) – Onni Group has launched office leasing at Onni Bellevue, a landmark three-tower mixed-use development now under construction and set to transform the city's skyline. Rising approximately 600 feet, the project will offer up to 800,000 square feet of Class A office space with the flexibility to accommodate major corporate headquarters. Plans for a luxury hotel, upscale residences, corporate housing, and retail will complement the workplace component. Excavation began in July, and delivery is targeted for Q4 2030. Kidder Mathews' Gary Guenther and Jason Bloom serve as the exclusive leasing agents for the office space.
“Onni Bellevue represents a significant investment in Bellevue’s future and its continued evolution as a sought-after destination,” said John Middleton, Senior Vice President of Leasing at Onni Group. “By bringing together world-class workspace, luxury hospitality, and residential living, we are creating a thoughtfully integrated community unlike anything else in the city. Its architecture, amenities, and prominent downtown location will help define Bellevue's next chapter.”

Occupying approximately four acres at 606 and 620 106th Avenue NE, the development will replace the former Doxa Church and Barnes & Noble properties. The master-planned district will sit in the heart of Bellevue's Skyscraper Core, surrounded by acclaimed restaurants, high-end shopping, hotels, and business services. Bellevue has emerged as one of the fastest-growing technology hubs on Seattle's East Side, further fueling demand for premier office space in the submarket.
The 47-story Tower 3 will hold the project’s office space alongside a proposed hotel. With floor plates sized at approximately 19,000 to 24,000 rentable square feet, the building can be tailored around a single large user or sectioned appropriately for companies of various sizes.
“Bellevue has become a magnet for leading companies, and the demand for best-in-class workplaces continues to shape its commercial real estate market,” said Guenther, Executive Vice President and Managing Director of Kidder Mathews' Bellevue office. “With limited new construction underway, we anticipate a growing shortage of large, contiguous spaces suitable for major headquarters. Onni Bellevue is uniquely positioned to address that demand, offering the scale, customization, and compelling economics that top-tier occupiers are seeking.”
Onni Group's vertically integrated construction model offers greater control over project costs, supporting competitive rental rates relative to comparable new developments. Plans also incorporate environmentally responsible design principles, carbon reduction strategies, and the pursuit of advanced sustainability and building technology certifications.
The property will also distinguish itself through an extensive collection of private, club-style amenities designed to bring the comforts of a five-star resort into the everyday workplace. Plans include a spa, infrared sauna, eucalyptus steam room, cold plunge, swimming pool, state-of-the-art fitness facilities, golf simulator, pickleball courts, bowling, conference facilities, and a tenant lounge, creating a heightened standard for the trophy office experience. Complementing these recreational offerings, the residences, hotel, and retail spaces will create a vibrant, 24-hour setting that extends well beyond the traditional workday.

“This will be among the most amenitized office properties in the Pacific Northwest,” said Bloom, Executive Vice President at Kidder Mathews. “The combination of premium workspaces, resort-style recreation, fine dining, outdoor terraces, and residential conveniences turns the office into a place people want to be. For employers competing for top talent, having all of this in one location is an extraordinary advantage.”
Onni Bellevue’s design draws inspiration from surrounding green spaces and the city’s Grand Connection, a planned pedestrian corridor linking key downtown destinations. Blending natural elements with the urban landscape, the development will feature a 15,000-square-foot public plaza and a 30-foot-wide walkway through the block, enhancing access across the site and the surrounding neighborhood. Bellevue Downtown Station is also less than a five-minute walk away, offering light rail connections to Seattle, Redmond, and the broader region.
The development’s residential component will also be substantial. Towers 1 and 2, at 56 and 57 stories, will together deliver up to 1,460 rental homes.
Onni Group will develop, own, and manage the property, drawing on more than 50 years of experience developing over 19 million square feet of completed office, retail, and industrial properties, with 28 million square feet in the pipeline. Learn more at onnibellevue.com.
